Terms and condition

1)-Cheque/ Bank draft to be issued in favour of AIM Infra-Homes LLP payable at Meerut only. Outstation cheque is not acceptable. Dishonour of cheque will be liable for the penal action under section 138 of the negotiable instrument ACT, 1881 .

2)-The EDC, IFMC, Power back up, Car parking and Registration charges in Addition to BSP (Basis Sale Price) are applicable as per the rate mentioned in Price List.

3)-One car parking for an apartment in Venkateshwara Residency is mandatory, as decided by the Company.

4)-Prices indicated above are as on date and are subject to revision from time to time at the sole discretion of the seller and the price for flat prevailing at the time of booking would be applicable for the booking of flat.

5)-Any other taxes / levies/ charges etc., as and when demanded by any Government/ Statutory authority, are payable by the applicant on demand.

6)-Stamp duty, Registration charges, other dues and extra charges (if any) paid to relevant authorities shall be payable along with the last instalment as applicable .

7)-Project is planned to be completed within a period of 36 (thirty six) months from the start of construction.

8)-The area of each type of flat may vary to the extent of (+) / (-) 5% as the flat accommodation specification may change because of change of building plan and / or other technical reasons.

9)-In case of difference in respect of price, period of payments etc. the terms mention in the buyer’s agreement for allotment would prevail.

10)-Rebate of down payment / flexi payment is strictly subject to timely payment as per down payment plan / flexi payment plan and delay in payment will result in to automatic shifting of booking / allotment to instalment payment plan without any notice.

11)-Rates/ price indicated above are to be calculated on super area of apartments as defined in application form.

12)-Terms and conditions stated herein are merely indicative with a view to acquaint the applicant and are not exhaustive. For details terms and condition please refer the Application form and Agreement for allotment.

13)-All the terms and condition as contain in the Application for booking of the apartment and the Agreement for allotment of apartment would be binding on allottee.

14)-All building plans, layout, specifications are subject to changes and modifications as decided by the company, architect or any other competent authority.

15)-On cancellation of Booking/ Transfer/ Change in Name 5% of the received / credited amount will be charged.

16)-Timely payment of instalments is the essence of the booking.

17)-No Escalation shall be charged for the ‘Apartment Sold.

18)-This price list supercedes all previous price lists .
